Senior Vice President, Facilities Operations

As the Senior Vice President of Facility Operations at Morgan Properties, Stephen J. Waters oversees the approval, implementation, and quality control of capital improvements for both wholly-owned and joint-venture assets. For the last 12 years, he has also led the physical asset due diligence team and directed facilities planning, asset preservation, and consolidated purchasing opportunities at Morgan Properties.

Stephen has been with Morgan Properties since 2000. Over the past 27 years, he has gained extensive experience in multifamily maintenance operations of garden and high-rise buildings, and now manages an annual capital budget exceeding $120 million. Prior to joining Morgan Properties, Stephen worked as the Regional Maintenance Director at Korman Communities for 10 years.

Stephen is an active member of the New Jersey Apartment Association (NJAA) where he currently serves as Board President.  He has worked with the National Apartment Association and assisted in developing the Certified Apartment Maintenance Technician (CAMT) Training program. Stephen is also involved as a member of the Pennsylvania Apartment Association (PAA) where he teaches CAMT and CAM training programs.
